As our 100-year-old building approaches its centenary, it’s time for some love and attention.
Earlier this year, the Owners Corporation engaged a building consultant to conduct an audit of the building facade to ascertain the structure’s external condition.
The audit found a large number of defects, most of a relatively minor nature, but many difficult to access.
Since the building was stripped of its protective paint in 1999, rainwater has seeped into the brickwork and masonry causing small fissures and cracks. Balconies have also deteriorated, especially where leaking pot plants and the effects of the weather have caused timber structural members and decking boards to deteriorate.
Most of the rehabilitation will entail activities like mortar replacement, rendering, and painting exposed masonry with a transparent sealant.
The Building Consultant is in the process of developing a detailed scope of works to then seek expressions of interest to conduct the remedial works next year.
The cost of the work is expected to be substantial and may exceed the amount currently held in the Owners Corporation maintenance fund.
Therefore, a special levy on owners to meet the some of the costs of the works may be required.
