Installing air conditioning

Residents installing split-system air conditioning units must not install units on or route ducting via common property.

Ducting connecting indoor and outdoor units must be enclosed within the wall cavity (between the plasterboard lining and the external wall). Where cavities are too narrow to accommodate ducting, a bulkhead is to be constructed on the owner’s title.

It is the owner’s responsibility to ensure installers are made aware of these guidelines. Deviations are only permitted with the consent of the OC Manager.

Condensate can only be drained to:

  • Downpipes or guttering; or, where neither is accessible;
  • An evaporation tray.

Prior to installation, proponents must provide the OC Manager installation details including:

  • the location of ducting;
  • the method of drainage.
